What to pay attention to
- A large scheme: 814 apartments in six buildings around a single courtyard — plenty of neighbours, and many windows face the opposite block across the lagoon
- not a beachfront address — a village and the pine belt of Sirinat lie between the site and the sea, so windows look onto the courtyard and the neighbouring blocks rather than the water
- the Phuket runway is a couple of kilometres away: handy for flights, but that proximity is audible
- the unit mix leans heavily to compact one-bedroom layouts, with few two- and three-bedroom plans in the project

The Title Serenity Naiyang is a condominium in Naiyang, on the quiet north-western shore of Phuket, where the residential streets run up against the pine belt of Sirinat National Park. Six low-rise buildings stand around a shared courtyard that is given over almost entirely to water: a lagoon curls past planted islands, slips under white footbridges and opens out into shallows with sun loungers and into a long lap pool between the blocks. A stone pavilion under a domed roof sits at the centre, with a children's water playground, a yoga lawn and a barbecue area beside it, while the paths lead on to the clubhouse with its gym, co-working space and observation deck. On the roof of the parking building are a sauna, a steam room, an onsen and another pool, so a whole day can pass without leaving the gate. Outside it, a short road runs to Naiyang Beach and the pines of Sirinat, and in the other direction lie the airport, the Blue Canyon fairways and the road down to Bang Tao.
