Why new construction of Phuket attracts investors
Real estate market of Phuket remains one of most dynamic in South-East Asia. Tourist flow grows, land for construction becomes more expensive, and demand for rent does not fall even in low season. New construction gives investor several advantages.
Entry price is lower than on secondary. At stage of construction developers offer minimum prices. As object becomes ready value grows — this allows to earn already at stage of construction.
Flexible payment terms. Installment plans from developers allow to enter project with minimum initial payment and fix price without full payment.
New fund. Modern complexes are built with swimming pools, fitness centers, coworkings and management from hotel operators. This increases liquidity and attractiveness for tenants.
Which districts of Phuket are chosen for investments
Market of new construction is concentrated on western coast. Each district has its own specifics.
Patong — most tourist district. New construction here is oriented on short-term rent with high occupancy. Projects like Abov Patong offer units from 9.2 million baht in 100–150 meters from beach. But competition among landlords is high, and noise and traffic may not be suitable for life with children on Phuket.
Bang Tao and Cherngtalay — premium cluster with international schools, golf and shopping centers. Here are built branded residences under management of Marriott and other operators. Example — PEYLAA Phuket, Autograph Collection Residences, with prices from 7.2 million baht. This is choice of investors oriented on long-term rent and growth of capital.
Layang and Naiton — peaceful districts in north-west. New construction here is represented by villas and condominiums of premium class. Prices are higher, but liquidity is stable.
Rawai and Nai Harn — south of island. Districts for long-term residence with developed infrastructure. New projects here are oriented on families and expats who stay for months.

What to look at during choice of new construction on Phuket for investment
New construction is risk, which can be minimized, if to check developer and project.
Reputation of developer. Completed projects are more important than promises. If company has delivered objects of real estate on Phuket, this reduces risk of prolonged construction.
Permit documentation. EIA (environmental expertise) and Building Permit — mandatory documents. Without EIA project can be stopped at any stage.
Management company. If project is managed by hotel operator (Marriott, Radisson, Banyan Tree), this increases liquidity and simplifies rental.
Payment scheme. Installment plans from developer must be tied to stages of construction, and not to calendar dates. This protects buyer.
Legal structure. Freehold for condominiums within foreign quota 49% or leasehold for villas and land. Each option has its own tax and legal consequences.
